⚠️ Silica Dust Warning

Cutting tile — especially porcelain and stone — produces fine silica dust that causes serious lung disease with repeated exposure. Always use a wet tile saw that suppresses dust with water, or wear a P100 respirator rated for silica when dry-cutting. Never dry-cut porcelain or stone inside a home. This is not optional — silicosis is irreversible.

Step 1: Prepare the Subfloor

Install Backer Board Over Wood Subfloors

Remove the existing floor covering down to the subfloor. Check the subfloor for squeaks, loose fasteners, and any areas with flex — screw any loose sections down with 1-5/8" decking screws at 6-inch intervals. For wood subfloors, install cement backer board: spread a thin coat of thinset on the subfloor, press each backer board sheet into it (stagger joints like drywall — no four-corner intersections), and screw with 1-1/4" backer board screws at 6 inches in the field and 4 inches at edges. Tape all seams with alkali-resistant fibreglass mesh tape and feather thinset over the tape. Let cure 24 hours before tiling. On concrete basement slabs (common in GTA homes), check for moisture — tape a plastic sheet over the slab for 48 hours. If condensation forms on the underside, use a moisture-tolerant setting material and seal the slab first.

Snap Chalk Lines from the Room Centre

Never start tiling from a wall — walls are rarely straight or square. Find the centre of the room by measuring and marking the midpoints of opposite walls, then snap chalk lines connecting them. The intersection is your starting point. Dry-lay a row of tiles with spacers from the centre to each wall to check your cut sizes at the perimeter. You want cut tiles at the perimeter to be at least half a tile wide — if the layout leaves slivers smaller than half a tile at the wall, shift your starting point by half a tile in that direction. Symmetrical cuts at opposite walls look intentional; random sliver cuts at one wall look like a mistake.

Even a small angle error compounds quickly across many large tiles. Mix polymer-modified thinset to a peanut-butter consistency — it should hold a ridge from the notched trowel without slumping. Spread thinset on the backer board with the flat side of the trowel first (pressing it in), then comb through with the notched side at a consistent 45-degree angle. The ridges created by the notches collapse under the tile to create full coverage. For tiles larger than 12×12, also back-butter the tile itself (spread a thin coat on the tile back) to ensure full contact and prevent hollow spots. Press each tile firmly with a slight twisting motion, then tap with a rubber mallet and beating block. Check with a level frequently — lippage between adjacent tiles greater than 1/16" is noticeable underfoot and looks poor.

Insert Spacers and Cut Edge Tiles

Insert tile spacers at every corner as you go. For edge tiles, measure each cut individually — walls are rarely parallel, so don't assume all cuts are the same width. Use a wet tile saw for porcelain and any cut that requires precision (straight cuts, L-cuts around door jambs). A score-and-snap tile cutter works for ceramic tile straight cuts only, and not for porcelain. For cuts around door casings, undercut the casing with an oscillating tool or jamb saw and slide the tile underneath — this looks far more professional than notching the tile to wrap around the casing.

Step 4: Grout

Wait 24–48 Hours, Then Apply Grout

Remove all spacers before grouting — tile spacers left in place will telegraph through the grout and look poor. Mix sanded grout (for joints 1/8" and wider) or unsanded grout (for joints under 1/8") to a thick, lump-free consistency. Work in sections of 20–30 sq ft. Apply grout with a grout float held at a 45-degree angle, pressing grout firmly into the joints and dragging the float diagonally across the tiles to fill without pulling grout back out. Scrape excess off the tile faces with the float edge. Wait 15–20 minutes (check your product instructions — varies by brand) until the grout begins to haze but before it fully hardens. Clean tile faces with a barely damp sponge in circular motions, rinsing frequently. Final cleanup: buff haze off with a dry cloth 24 hours after grouting.

Step 5: Seal Grout and Natural Stone

Seal After Full Cure (72 Hours)

Allow grout to cure for a minimum of 72 hours before sealing — 7 days is better for high-traffic areas. Apply a penetrating grout sealer according to the manufacturer's directions; most require two coats. Sealing grout prevents staining from water and household cleaners and significantly extends the life of the grout. For natural stone tile — travertine, slate, marble — seal the stone itself before grouting (to prevent grout from staining the stone's pores) and again after grouting and curing. Use a stone-specific penetrating sealer; the wrong sealer can discolour stone permanently.

Tile expands and contracts with temperature changes. Leave a 1/4" gap where the tile field meets walls, cabinets, and large fixed objects — fill this gap with matching silicone caulk (not grout) rather than grout. In rooms larger than 20 feet in any direction, consult the Tile Council of North America (TCNA) guidelines for control joint spacing. Omitting expansion accommodation in large tiled areas causes cracking and tile pop-up — a common failure in GTA older home renovations where these joints were skipped.
