How to Install a Subfloor in Ontario (Basement & Main Floor Guide)

A properly installed subfloor is the foundation that everything else sits on — and in GTA homes, getting it right matters more than almost anywhere else in Canada. Our freeze-thaw cycle, clay-heavy soils, and the prevalence of older basement slabs mean moisture is always a factor. Install a subfloor without addressing moisture and you'll be pulling up expensive flooring within a few years. Get it right and you have a solid, dry base for any finish floor for decades.

Scenario 1: Main Floor Subfloor Over Wood Joists

Main floor subfloor installation is more straightforward than basement work because you are not fighting moisture from below — you're simply building a strong, flat platform over the joist system. The two common panel types are OSB (23/32" tongue-and-groove) and plywood (23/32" T&G). Either works well; plywood is stiffer, OSB is lighter and less expensive. Both are available at Home Depot and RONA.

  • Stagger seams in a brick pattern — never align seams across the same joist
  • Glue AND screw every joist — adhesive prevents squeaks, screws provide pull strength
  • Leave 1/8" expansion gap between panels and at walls
  • Don't bridge seams over a single joist — each panel edge must land on a joist
  • Check for high spots across joists with a straight edge before starting
  • Drive screws every 6" at edges, every 12" in field

💡 Glue and Screw — Never Just Nail

The single most important technique for squeak-free subfloors is applying construction adhesive (PL Premium or equivalent) in a serpentine bead on every joist before laying the panel, then driving screws through the panel into each joist. The adhesive fills any tiny gaps between panel and joist that would cause squeaking underfoot. Nailing alone — or screwing without adhesive — results in squeaks within a few years as wood seasons and any minor gaps open. Apply adhesive to one or two joist bays at a time so it doesn't skin over before the panel is down.

Scenario 2: Basement Subfloor Over Concrete Slab

This is where GTA homeowners make expensive mistakes. Concrete slabs always transmit some moisture vapour — even slabs that look and feel dry. In a GTA basement, that vapour has nowhere to go if you trap it under wood panels, and the result is mould, swelling, and flooring failure. The solution is always one of two approaches: DRIcore elevated panels or vapour barrier + sleepers + plywood.

⚠️ Never Install OSB or Plywood Directly on GTA Basement Concrete

It is a common mistake and an expensive one. Even a slab that tests dry today will transmit moisture vapour seasonally. OSB in direct contact with concrete will absorb this moisture, swell, delaminate, and grow mould. Plywood fares better but will also fail over time without an air gap. In the GTA climate, the correct minimum standard is a 6-mil vapour barrier taped at all seams covering 100% of the slab before any wood product touches it. Better yet: use DRIcore panels, which create an air gap that prevents moisture accumulation entirely.

DRIcore vs. Vapour Barrier + Sleepers: Which to Choose?

🔨 Vapour Barrier + Sleepers + Plywood — Budget Option

  • 6-mil poly over full slab + 2x4 sleepers (16" OC) + 3/4" plywood
  • Materials less expensive than DRIcore
  • But: takes more ceiling height and more installation labour
  • Sleepers must be shimmed level — time consuming on uneven slabs
  • Cost: approximately $2–$4/sq ft including materials
  • Best for: large areas where cost is the primary concern

Step-by-Step: Basement Subfloor Installation

Test for Moisture (72-Hour Poly Tape Test)

Before purchasing any materials, test the slab for moisture. Cut 600mm x 600mm squares of 6-mil polyethylene and tape all four edges to the slab with duct tape — sealing all edges completely. Place sheets in multiple locations (corners, centre, near exterior walls). Wait 72 hours. Check under each sheet: if the concrete underneath is noticeably darker or damp, or water droplets have condensed on the underside of the poly, your slab is transmitting active moisture. This moisture must be addressed before any subfloor installation. Minor surface condensation on top of the poly (from warm humid air above) is normal.

Address Moisture Issues Before Starting

If the poly test reveals active moisture transmission, do not proceed with subfloor installation until the source is identified and addressed. Common causes in GTA basements: cracked slab, missing or failed exterior waterproofing, high water table during spring thaw, or grading issues directing surface water toward the foundation. Applying DRIcore over an actively leaking slab will not solve the problem — it will conceal it until mould makes it undeniable. Fix the water management issue first, retest, then proceed. A dry slab for 72 hours under the poly test in both spring and late fall is the confidence level you want.

Check and Level the Slab

Most GTA basement slabs have minor variations in flatness — high spots and low spots that, if not addressed, will create an uneven subfloor and cause flooring failures above. Use a 10-foot straight edge to find high spots and low spots. Mark high spots with chalk. Grind down high spots with a rented concrete angle grinder or floor grinder. Fill low spots (depressions deeper than 3/16") with self-levelling concrete compound. The finished slab must be flat within 3/16" per 10 linear feet before DRIcore installation.

Install DRIcore Panels (or Vapour Barrier + Sleepers)

DRIcore method: Start in one corner and work row by row. DRIcore panels interlock with a tongue-and-groove edge — snap them together and pull joints tight. No fastening to the concrete is needed in most installations (the weight of the panels and finish floor hold them down). Stagger seams in a brick pattern. Leave a 1/4" expansion gap at all walls. Cut panels with a circular saw or jig saw. Vapour barrier + sleeper method: unroll 6-mil poly across the entire slab, overlapping seams by 6" and taping all seams. Run poly up walls 6". Install pressure-treated 2x4 sleepers on top of the poly at 16" OC, shimming to level. Fasten sleepers to concrete with concrete screws. Install 3/4" plywood over sleepers, gluing and screwing each sleeper.

Check Final Level Before Flooring Install

Once the subfloor panels are in, do a final flatness check with a 10-foot straight edge across the entire surface. The finished subfloor must meet the same 3/16"/10 ft tolerance that your finish flooring requires. DRIcore panels are flat when the slab underneath is flat — any slab variations translate to subfloor variations. Shim DRIcore panels by placing thin rubber shims under individual dimples in low areas if needed. Mark any remaining high spots and sand them down with a belt sander before installing the finish floor. A few minutes with a straight edge now prevents flooring problems for years.

Proceed to Finish Flooring Installation

Once the subfloor is level and dry, you're ready for the finish floor.
